I booked this studio for 2 weeks and planned to rent it for another few months later this year. Im glad that I booked only for 2 weeks as its not suitable even for short stay, let alone for long term. There are many problems, I will list only few, not to make it too long.
- Bathroom is full of problems. 1. There is no hot water in the sink. I told to the host, she said she will talk to technician. For the rest 2 weeks of my stay, she didnt get back to me. Its clear that this is not new problem and she knew about that before and chose not to fix it. I had to brush my teeth in kichenette sink, which is stuck between curved wall and cabinets, and need to struggle to get in and out. 2. After a week the bathroom lights stopped working. Since the host didnt fix the water and wifi (details below) I didnt even told her. 3. The shower head hanger is broken. It was very annoying to take a shower in dark while you have to hold the shower head in one hand and my soap bottles in other hand as there is no shelf for bottles and cant hang the shower head. And all of this in dark.
On 2 occasions there wasnt enough hot water for a shower. After few minutes I had only cold water. I stayed there alone so its not like someone else took a shower before me and spent all the water.
- Kitchenette - you cant really cook there as there is no air extractor and no window. Its next to front door and windows are on the other side. If you cook, the whole place will be filled with smells and chemicals until it will reach the windows. I planned to cook there but decided not to for that reason , and had to eat outside for the whole stay.
Coffee machine doesnt work. Id be fine if at least there was kettle to make tea. but there isnt. And you cant heat water in the coffee machine since it doesnt work, so you cant make your own hot drinks. I went to closest supermarket every morning to drink there coffee. Not what I planned.

- The host is not helpfull. The biggest example is the wifi. Before I booked I asked her to check the speed, as I need to work remotely. She told me its 150mb download, and if I want she can upgrade it. 150mb is fine for me so I and booked the place. Wifi was 12mb, not 150mb. I told her, only the next day she called the provider and they reset it. It didnt help. Next day I asked her again, her reply was "I spoke with the provider, what else I can do?!". Ive stayed in more than 50 airbnbs in the past 6 years, and when there was wifi problem I always got quick helpfull response from the host. Never got reply "what else I can do?!". Well you should tell the provider to fix it, or to upgrade. Anyway, I was struggling working there and had to switch between wifi and my cellular data. I had to increase my data few times in order to work as I need.

While the location was fine, there are too many problems with this place and host. After I booked, she raised the price by 100eur. It wasnt good value for money with the old price, let alone with the higher one.

Unfortunately, my experience hasn't been a good one.

I can identify two main issues during my stay, one relatively minor, and one major with both of them tying together.

1st:
About two weeks prior to my arrival, I asked the landlady whether it was possible to check in a few hours prior to the time agreed in the contract.
In my past experience, such requests have always been accepted immediately.

In this case however, I was told I had to wait, but I didn't receive any further response on the matter. That is until I had inquired about it again 24 hours prior to arrival, when she finally confirmed this.

Needless to say, it's not a good experience to be already stressed with planning your travels and then not knowing whether you'll even be able to check in once you arrive or not.

2nd:
One day after I arrived at the property, I noticed numerous bug-like creatures moving about the kitchen and bathroom, which appeared to be cockroaches.
I informed the landlady immediately and was told that she needed to speak to the neighbors to get the roaches removed from the entire building, as they would otherwise return quickly if they were only removed from my apartment.

I was fine with this, but she never contacted me back afterwards, just like she didn't when I asked about the early check-in - seemingly a common theme here.

So I would end up getting rid of roaches multiple times a day for the first few weeks.
I then noticed that I still hadn't heard back about the matter, but was too busy to start chasing after it, especially as the roaches were getting fewer in number at this point as I was continuously removing them.

After a few more weeks they would then only appear about once a week or less.

Though living with these roaches isn't very hygienic.
They would walk over dinner plates, knives, etc...

At one point a daring soul even walked up my leg without me realizing it, but after a quick shake of said leg it quickly fell off and fled the scene - like an incredibly clumsy burglar.


Conclusion:
Unless you are interested in closely studying the behavior of roaches (whyever you'd want to do such a thing), or chasing up the landlady on something you inquired about two weeks ago, I would advise you to avoid this property.

I can confidently say that I have never experienced anything like this before in the many times I have rented apartments across Europe.

The apartment is very cold and dark,it cannot be heated,hot water is only enough for a shower one person,you have to separately pay for heating and electrycity,it is not included in the price,do not rent on Flatio,the whole thing is a scam

As a host of 20 years and a superhost for more than a decade, I take any concern of my guests very seriously. This has been reflected in 80 FIVE STAR reviews for this apartment that Mr. Fodor calls ‘scam’. I was very clear from the beginning that energy usage is capped and above a certain amount there is a charge set by the government. Mr. Fodor signed the agreement and had the opportunity to change his mind before arrival. I gave Mr. Fodor a discount on the advertised rent to help with any potential overage in energy consumption. In addition I also gave him two free energy days. I am sorry that this wasn’t enough. For the record, when the apartment was handed back, the indoor temperature was 20.6 degrees.

The whole experience was an absolute nightmare.
To begin with, the construction of an entire new building is taking place at the corner of the street. The non-stop noise of steel beams being cut and hammering goes on from early seven in the morning till at least 5 in the afternoon. I am not exaggerating when I say the first week was actual torture. The windows are old, and you can hear everything happening outside, from footsteps to conversations to drunk people shouting at night. This perhaps wouldn’t be a huge issue if I were a tourist out all day, but as I had already made very clear to the landlady even before moving in, I would be working from home to finish my thesis which I had to turn in at the end of the month. The owner could not have cared less nor been more disrespectful. I tried messaging her every day for over a week, and she only bothered to reply after I asked Flatio to contact her. I tried to reason with her because I could not use the (extremely expensive) apartment for the sole purpose I had rented it for. She was obviously unwilling to end my long-term stay early or at least give some sort of discount and only advised me to see Prague as my “muse,” forcing me to spend another 400 euros on an office desk at a co-working space where I could actually work and hold meetings.
After that, she completely disappeared and would only ever reply with one or two words, which wasn’t exactly helpful when I asked for help to turn the fridge on because no one had bothered to turn it on for me before my arrival. Given that the landlady does not even live in Europe, she had no clue as to how the appliances in the apartment actually work. It took a few days until her mother came over, scolding me and being as aggressive as her daughter. Believe it or not, it is not the tenant’s job to know how to turn on your appliances!
The entire experience was terrible, and I still cannot believe I paid nearly 2000 euros to be in that old, noisy, cold apartment with owners who will treat you like trash.
For the past six years, I have worked and studied remotely and stayed in probably over sixty apartments by now, and NEVER have I been treated so poorly as I was there. I left over a week early because the whole experience honestly made me depressed.
In all, the apartment has no redeeming qualities; the pictures are an unrealistic display of what you actually get, there are none of the rugs, pillows, or chairs you see in the photos, it’s actually very empty and impersonal, and the kitchen only has extremely basic appliances for a supposedly long-stay apartment. With that being said, I think it’s safe to say you would be much better off finding your muse elsewhere.

They waited 3 days after we fully unpacked to tell us the sliding door does not lock. They also didn't mention the skylight window needs to have the seal replaced. They waited 40 minutes before check-in to give us how to enter the apartment even though we told them we would be coming with 5 big bags and we did not have data to receive messages (only wifi). The bathroom smelled bad. The stairs to go up are very narrow and dangerous. I was barley able to take the chick-in luggage upstairs. It would have been impossible for my wife to do it. I will start with the positive points. The owner is available very quickly in case of problems and he is welcoming. Now the negative points. The accommodation was unsanitary, there was a lot of mold under the fridge and the rest of the accommodation was overall dirty. Moreover, the owner tried several times to open the door of the bathroom while we took our shower, and asked us to leave because there was a visit. This kind of repetitive situation is quite intimidating and rude.

The flat was infested with bed bugs. I didn't realise that immediately as I thought the bites on my skin were from mosquitoes. As soon as I saw the bugs, I contacted the landlady and Flatio. The landlady replied immediately but then refused to take responsibility and refused to refund the entire amount I paid for the flat.
I am currently paying for getting rid of the pests on my items, for medication that I have to take for the infected bites and an alternative accommodation.

Form the pictures on the website at the time of my booking the flat looked like an one bedroom flat. Before we arrived the pictures were changed for more "true to life" ones as the flat is in fact a studio.

From the beginning, michal was talking to me with an aggressive attitude and demanding that i pay him 2000czk as a deposit incase I leave the house dirty, which I didn't agree to and it upset him. Then when I pointed out that the bathroom sink's drain is clogged up over text he started sending extremely rude texts and calling me a problematic person. We then agreed that we would meet face to face to solve those issues and even though we agreed on a timing he didn't show up and cancelled after I have waited for him for an hour. The last straw is when he showed up to the apartment at 9pm with only 5mins notice and I didn't agree to and his excuse was to take a pic of the coffee machine. After that I left the apartment the next day because I felt unsafe. I only stayed there 3 days and he said that he would refund the money except the 3 days however he didn't and only refunded around a week from my 18day stay.

I wouldn't recommend this apartment. The owner is renovating the building and at the same time renting out apartments in the building. There was daily construction going on in the neighbouring apartment on the same floor. During the day, it was so loud that we had to leave the apartment and only stay there in the evenings and at night.

This wasn't communicated beforehand, and we only got a reduction of 100 Euro per month. If you book with this landlord, then check beforehand if they are renovating the building.

The service of the agency was fast and friendly, which was good because we had countless issues (broken furniture, dirty apartment). They only react to things and don't fix problems themselves. Therefore, we had to spend a lot of time to get things fixed.

The apartment has few windows, thin walls and mysterious ventilation with weird smells. On the bright side, the location is good and the kitchen is well-equipped.

I never write bad reviews, but this time I had to make an exception to warn other renters.

Convenient location in the city center, right after repair and renovation, all stuff to live, spacy. The landlord prepared a good list of places around so you can start to explore around.

Noise.
All windows and doors leading to the street are old and not sealed. Cars, motorcycles, drunks, and quarrel screams all 24 hours.
In the adjacent building, people like to on loud bass sound late evening, laugh, and party.
The building fully covered with glass is where the house looks inward. Glass reflects all sounds into the inner 2nd-floor bedroom.

Smells.
Workers tend to sit down on the porch and smoke tobacco. Doors are not sealed, and all smell gets into the hall and kitchen.
In the adjacent building with the adjacent balcony, neighborhoods smoke weed, and the smell gets into the inner second-floor bedroom.
Something wrong with the canalization and a very bad smell in the central second-floor bathroom. It gets down to the hall and kitchen. Also, the hall has uncomfortably high humidity.

Insects.
Once ants hoards started to visit flat. There are five routes where they reach. 2 holes in the floor, one in the ceiling, and two high at a window and above the wall.
You cannot leave anything in the kitchen for more than an hour as they come. Ants spread quite some decesaes and make the kitchen unusable. The landlord suggested fighting them on his own (which, as I read the contract, is not what is supposed to happen).
Likely ants for abandoned garden near.
The landlord was aware of the problem but did not prepare hosts for that.

Garbage.
Garbage is not taken away for weeks. It smells really bad.
Way to garbage is one person wide. Sometimes somebody puts their motorcycle on the way, and you just cannot throw away garbage at all.

Water.
Once all water disappeared without any notification so we could not be prepared. It was when we already had hoards of ants. It took more than 20+ hours to be fixed. We have to go to our friends to stay and wash.

Communicaiton.
We have some misunderstandings with the landlord about expectations and leave dates. I had to spend time resolving these.

Transparency.
The kitchen and hall have all transparent windows, wall size, so hard to feel cozy.

Opinion.
If you want to relax in the house or do some long-term stay, this place is not for you.

Our first guests at Rua do Bom Jesus were Dzmitry and his family.

Dzmitry left an extensive review identifying several improvements that we had the opportunity to do after his check-out. He also pointed out some circumstantial issues that were mainly related with major City Council works to repave the street in front of the house that were taking place during his stay. These works finished in the first week of August, so noise, smells, garbage, water cuts and insects are not a problem at the moment.

The house is superbly located in the city center, it is a busy street during the day, but normally quiet in the evening and night.

Extremely discusting building. The neightbors are smoking all the time, the building smells like garbage.

When I arrived the fridge was extremrly dirty, there where hairs in my bed everywhere.

The airco hardly works aswell.

The pictures might look good but please stay away here, it is not worth it

Afterwards the owner is blaming me that the fridge is dirty...unbelievable. It looks like they do this to allot of tentants if I see the previous reviews.

One of the most uncomfortable places I've ever lived. The room is large, but dark and cold. There are a lot of mosquitoes at night, so buy a fumigator. It is also uncomfortable to use the shared kitchen, so I had to eat semi-finished products for 3 weeks. The shower and toilet are very small. The shower just pours on the floor and tries to flood the whole apartment. I had a feeling that I was back in India. But if you like this, then welcome.

I had a very bad experience staying there. First of all the host was not present at check-in and check-out. Opening the door was very tight, the internet was very poor (I even didn’t have it for 5 days in a row). Also pillows were dirty. And after all, the host didn’t come on check-out to see that the apartment is clean and everything is in order, but after one day she wrote that I should pay an extra fee for cleaning!
I do not recomend to stay there! Really! Of course you can ignore this feedback but you will be disappointed once you come there.

While the view was heavenly, everything else was absolute hell. The toilet sewerage smell throughout the apartment was so bad that it was nearly unliveable and certainly unhealthy. The landlord made some effort to repair to no avail and then just left it. We had a 12 month contract arranged through Flatio. On day 6 the landlord, assuming they can get more rent for the apartment; gave us 30 days notice to vacate thus breaking the contract, and leaving us homeless as it was near impossible to find new accommodation on short notice. There was no empathy for our plight. This made our first month in Portugal a living hell. We have now had to leave Lisbon on this account. It must be said Flatio was of no help, in fact very much an ally to this despicable act. Never rent from this couple and try to avoid Flatio.

Puvodne na fotce, kterou zmenily na zenu s ditetem... ujistil, ze v byte neni zadny kour, matrace jsou v poradku - mam velke problemy se zady a asthma a alergie...
Jiz snad v druhem patre zaclo byt zakoureno az do ctvrteho, kour samozrejme sel I do bytu a ja skoncila s asthmatickym zachvatem... 5 dni jsem mela problem s polykanim atd....
Byt katastrofa. Zavesy nesly zatahnout, rolety okamzite spadly v loznici... Nebylo mozno utect pred peroucim sluncem. Matrace v katastrofalnim stavu, pruziny temer prolezaly latkou, jak byly matrace stare. Prakticky jsme museli z bytu utect a nasli jen velice drahy hotel na cely nas pobyt. Agentura neresila nas problem, emergency linka nam volala zpet az za 5 hodin poté, co jsme volali. Bylo nam receno, ze je to vse mezi nami a agentura se do toho michat nebude. Penize jsme samozrejme nevideli.. Nahradni ubytovani nebylo... Jak flatio inzeruje, a bylo by stejne pozde, protoze jsme se museli sami ubytovat. Dodnes me "majitelka", ktera ma jine jmeno nez s kym jsem podepisovala smlouvu-coz Mel byt jeji manzel... A rocnik 1949...pritom na fotkach mladi lide.... Chce zrejme delat problemy a ziskat nelegalnim zpusobem dalsi Penize, rika, ze mam jeji klice, ze jsem obyvala byt cely pobyt..Presto mam telefonaty z prvni ho dne rana, kdy jsem ihned volala agenture a a nebylo mozno se dovolat.. Nasledne "majitelum", Tomas na me zavesil telefon, kdyz jsem vysvetlovala, ze jsme museli odejit okamzite z bytu
Majitelka lze agenture a ta to neresi... Ja mam 3 nasobne vysoke ucty za pobyt v hotelu a taktez zpravy od lekaru po mem asthmatickemm zachvatu a nasledne problemy s dychanim atd... . Predem varuji pred temito lidmi. Plus flatio service je neservisem, pokud se jedna o vazne problemy. Prosla jsem jiz hodne byty za desitky let, ale s necim takovym jsem se nesetkala.
Aby se vyhnuli vraceni penez, rekli agenture, ze koupi nove matrace a spravi byt... Behem naseho pobytu, pokud bychom tam byli?
Kour nekour, po dlouhe vycerpavajici jizde jsme nemeli kde slozit hlavu. A jen zbyvalo najit okamzite hotel, prisla jsem o tolik penez diky tomutu, ze opravdu varuji pred sepsanim smlouvy o bytu, ktery je neovereny, nejlepe pokud se na nej nemuzete sami podivat.

LANDLORD'S REPLY:
Ms. Jana was calling us multiple times after signing the contract telling us that she is coming at night but when we asked when approximately the time of her arrival was she was not able to specify rather saying anytime between 1am and morning. That was creating a bit of complication as our usual contact was away but we managed to find a friend who was able and willing to hand her keys in the night. He stayed away whole night, waiting for Ms Monette to give her keys. Ms. Monette has arrived around 5AM. And then instead of beeing thankfull for such a service, she reffered to him as a “drunk” and “shithead” in her review.

When she arrived to the apartment she called us expressing many complaints: eg. heavy smoke passing beneath the door from the corridor to the apartment, uncomfortable mattresses, the curtain fell off, later on she added some more complaints like too many cables in the flat etc. In the phone call I try to figure out what could I offer to her to make her feel more comfortable; I proposed replacement of the mattresses that were not brand new for new ones the next day but I had no idea how it is possible that “heavy smoke comes into the apartment” passing thru the fire proof security entrance door. This or anything similar never happened before to me or other tenants, moreover it is not allowed to smoke in the corridor. Nevertheless already in our phonecall she mentioned that she has already decided to leave for another hotel and she is just waiting for flatio to accept her decision and there was nothing I could do to change her mind.

Since that day she never answered our calls, sms or messages thru Flatio, phone, or email. We understood she left but we could not get the information about how to get back to the keys from the apartment. When we finally got back to the apartment it was locked and keys were not inside, still no any reply from Jana Monette. Unfortunately a full set of keys was handed to her (including yard, cellar and post box keys) so we needed extra time, effort and money to finally get back and make all the copies again.

We were very upset to see her review with all the incredible made up stories.

We want to continue renting out our flat thru Flatio but if this fabulated untrue review cannot be deleted we will have to continue elsewhere.

We would like to mention again as we already told you in the phone that we later found out that Jana’s address of residence is located in the city hall in Prague to the contrary of what is written on her personal profile in Flatio (where she appears as ” approved, the permanent residence is not assigned at city hall”), this is not the best prospects as a potential tenant.

Nepochopitelně naúčtovaná suma za poplatek městské části (jsme obyvatelé té samé MČ). Při nastěhování problémy s úklidem, internetem a televizí. Později se začala objevovat plíseň v koupelně a kolem oken (vyřešeno s ubytovatelem). Později opět výpadky internetu a TV a spoustu maličkostí, které jsme si vyřešili sami.
Schrnutí: pro cizince na pár dnů asi postačující, pro rodinu s dětmi na delší čas rozhodně nevhodné.

- every single point is a NoGo for me. I could change to another room in the Buganvilia hotel. Not much better, but at least bearable. I only stayed because I had paid in advance and had no alternative. All in all a very annoying and disappointing experience.
Owner: no reaction to FlatIo messges or emails. The staff at the hotel was very friendly and did the best they could.

The landlord, Hostwise, required us to pay rent starting October 1, 2021 when we arrived October 24th. They then rented it during the time before our arrival to others thus collecting double rent. They agreed to reimburse us 576 Euros which they have not done. They also kept our 770 Euro deposit after emailing us it would be returned, and collected 133 euros extra for our last months rent.

We have tried numerous times to get things resolved with both the landlord and Flatio with no success. We found out about Flatio from a facebook group about expats in Portugal and have warned everyone about what happened to us, will be filing with the complaint system in portugal and going to an attorney next. How sad. We were great tenants, taking excellent care of the apartments and giving numerous opportunities to make this right.

We would not recommend working with the Landlord, Hostwise, or with Flatio as they did nothing to resolve these issues.

Cestujem a prenajímam si byty už posledných 10 rokov ale ešte nikdy som sa nestretol s takýmto úbohým servisom.

Po prvé. Byt sa nenachádza na inzerovanej lokácii. Majitelia iba využili bug v internetových mapách kde "Lublanskú 6" ukazuje hneď pri metre IP Pavlova, no v realite je to až na križovatke s ulicou Wenzigova, pri parku Folimanka. A sú si toho dobre vedomí, pretože ten byt inzerujú ako "2min od metra IP Pavlova" hoci v skutočnosti to je 12 minút.

Druhá vec je, že podľa kontraktu podpísaného prostredníctvom webu flatio máte nárok na check-in už od 10 rána, no ich štadardný čas je 6 večer, lebo súvisle ten byt prenajímajú aj na AirBnB, tak sa to snažia synchronizovať. Keď ich s tým konfrontujete tak vám neodpisujú, až kým s tým nekontaktujete podporu Flatio. Potom sa tvária že to bolo "nedorozumenie".

A za tretie. Telefón na vás síce majú, ale spoliehajú sa na to, že vám nechajú odkaz v správe tu na portáli Flatio, kde to bežný pracujúci zaneprázdnený človek absolútne nekontroluje a potom sa vám stave že keď ste doma o 7 večer vyzlečený s tým, že idete do sprchy tak si odrazu vlastným kľúčom odomknú dvere a nakráčajú vám do izby dvaja cudzinci ktorí ani nevedia po česky, a pozerajú sa na vás ako vyjavení, že "prišli sme nastavovať internet".
